How to Prepare a Home for Listing Photos: The San Diego Checklist

A listing shoot is two to three hours. What the seller does in the 48 hours before it determines whether those hours produce photos that sell the home or photos that need excuses. This is the checklist we send before every YonoPro shoot in San Diego. It takes a seller about four hours to complete and it is the difference between “nice photos” and “when can we see it.”
The principle
Buyers are not looking at your furniture. They are looking for space, light and a reason to imagine their own life in the rooms. Everything on this list removes something that competes for their attention.
48 hours before
Declutter every surface
Kitchen counters: nothing but one or two intentional items — a bowl of lemons, a cutting board. Bathroom counters: completely clear. Nightstands: a lamp and one book. Coffee tables: one object or nothing. If it would be in a hotel room, it can stay. If it is yours, it goes in a drawer or a box in the garage.
Clear the refrigerator
Magnets, photos, calendars, children’s art, takeout menus. All of it. The refrigerator door is in nearly every kitchen photo.
Remove personal items
Family photos, diplomas, religious items, political items, anything with a name on it. Buyers should not be able to tell who lives here. This is not about taste; it is about letting the buyer see themselves.
Deep clean
Windows inside and out (San Diego coastal homes collect salt haze that reads as fog in photos). Floors. Baseboards. Bathroom grout. Light switches and door handles. The camera sees what the eye forgives.
Landscaping
Mow, edge, trim. Blow the driveway, patio and walkways. Remove dead plants and replace or hide empty pots. Coil hoses out of sight. If the lawn is brown, water it heavily for two days — it photographs greener than it looks.
The day before
Replace every burned-out bulb
Walk every room and turn on every light. A dead bulb means a dark corner in the photo. Match color temperature where you can — all warm or all daylight, not mixed.
Clean and arrange the pool and outdoor spaces
Skim the pool. Remove the cover and store it out of sight. Uncover and arrange the patio furniture. Turn on the pool and landscape lights the night before to confirm they work — these are what make a twilight shot glow.
Hide the daily-life items
Trash cans (inside and out). Pet beds, bowls, toys, litter boxes. Shoes by the door. Toothbrushes, razors, soap bottles. Dish rack and sponge. Bath mats. Laundry. Cords and chargers. The garage is the holding area for all of it.
Cars
Out of the driveway and off the street in front of the house on shoot day. Aerial and exterior shots need a clean approach.
The morning of
- Open every blind and curtain. Natural light is the entire point.
- Turn on every light in the house, including closets and under-cabinet lighting.
- Make every bed. Smooth the covers. Fluff and align the pillows.
- Close toilet lids. Put the seat down and the lid down.
- Clear the sink and dish rack completely. Hide the dish soap.
- Put away all pet items. Pets themselves should leave with the owner.
- Turn off ceiling fans and televisions. A spinning fan blurs; a lit screen reflects.
- Set the thermostat so the house is comfortable — the photographer will be there two to three hours.
- Leave. The best shoots happen in an empty house.
San Diego specifics
The marine layer
May through August, the coast is often grey until midday. If the listing is west of I-5 and the exterior matters, book for afternoon. Inland (Rancho Santa Fe, Poway, Escondido) the morning light is reliable year-round.
Ocean and canyon views
Clean the glass. Then clean it again. A view through a dirty window reads as a view through fog. If there is a balcony or deck with the view, clear it entirely — it is often the lead image after twilight.
Twilight timing
The window after sunset is 20 to 30 minutes. The house must be ready before the photographer arrives: every interior light on, pool and landscape lights on, exterior fully cleared. There is no second take.
Drone clearance
Coastal San Diego has restricted airspace near Miramar, Lindbergh and Coronado. We handle the clearance; the seller just needs the driveway and street clear so the aerial shows the property, not the cars.
What the photographer handles
You do not need to stage furniture, buy flowers, or set a table. You do not need to be present. The photographer manages angles, lighting, and the small adjustments on the day — moving a chair, straightening a frame, adjusting blinds. Your job is the 48 hours before. Ours is the two hours during and the 12 hours after.
