If you are a listing agent in San Diego, you have probably asked a photographer for a quote and received an answer that depends on six variables and a phone call. This guide lays out what real estate photography actually costs in San Diego County in 2026, what drives the price, and how to decide what your listing needs.

The short answer

Professional listing photography in San Diego runs from roughly $250 to $500 for photos alone, and $850 to $1,500 for a full package that includes photography, video, aerial drone coverage and social media cuts. Luxury estates over 6,000 square feet are typically quoted individually.

The biggest price driver is the size of the home, because square footage determines how long the shoot takes and how many finished images are needed to cover the property properly.

What determines the price

1. Square footage

A 1,500 sq ft condo in Hillcrest needs 25 to 35 photos. A 5,000 sq ft estate in Rancho Santa Fe needs 60 to 80, plus aerial and twilight to show the lot and the view. Most San Diego photographers price by size tier for this reason.

2. What is included

“Photography” can mean 20 photos with basic editing, or it can mean unlimited photos, HDR processing, sky replacement and full retouching. Ask what is included before comparing prices.

3. Video and aerial

Video adds the most cost and the most value. A cinematic listing film with drone footage typically runs $400 to $700 as a standalone. Bundled with photography in a full package, it is often $150 to $300 cheaper than buying separately.

4. Turnaround

Standard turnaround in San Diego is 24 to 48 hours for photos. Faster delivery — same-day or 12-hour — is a differentiator that some studios include and others charge extra for.

5. Twilight, 3D tours and additions

Twilight photography (shot in the window after sunset) runs $150 to $250 as an add-on. Matterport 3D tours run $150 to $300 depending on the size of the home. Floor plans are typically $50 to $100.

How to decide what your listing needs

Under $800K, standard condition: Photography with aerial is usually enough. Video helps but is not always decisive at this price point.

$800K to $2M: The Full Package. Buyers at this level expect video, and the vertical cut gives you content for social media at no extra cost.

$2M and above, coastal or view property: Full Package plus twilight. For most luxury listings in La Jolla, Del Mar, Rancho Santa Fe and Coronado, twilight is the lead image. Add Matterport if the property is likely to attract out-of-area buyers.

Any listing where the location is the selling point: Aerial is non-negotiable. The coastline, the canyon, the proximity to the beach — these only read from above.

Questions agents ask

Is it worth paying for professional photography on a lower-priced listing?

Yes. Listings with professional photos sell faster and closer to asking price at every price tier. The cost of photography is a rounding error against the commission on even a $500K sale.

Can I get just a few photos to save money?

Most studios have a minimum. Ours starts at $350 for photography with aerial. Below that, the shoot is not worth the drive for either side.

What is the difference between branded and unbranded video?

The MLS requires video without agent branding. The branded version carries your name and contact information for social media and your website. Any serious studio delivers both.

How far ahead should I book?

Two to three days is typical. Same-week booking is usually possible; same-day depends on the schedule.
